Buying at King’s Wood Gate
Homebuy (also called shared equity) is a scheme that enables you to buy a new home for a fraction of what it is worth. It is intended to help those people able to obtain a mortgage, but is unable to buy a property in Monmouthshire to meet their need, on the open market.
So how does it work?
It works by MHA providing you with an equity loan for 30%, 40% or 50% of a property’s full purchase price, you will then need to get a mortgage for the remaining percentage.
Here’s the simple maths…
Buy
- House value £205,000
- To purchase a 50% equity share £102,500
- To purchase a 70% equity share £143,500
With shared equity there are no monthly rent to be paid (not to be confused with shared ownership), so your monthly payments are substantially less than if you bought the property outright.
The property will be 100% in your ownership, you just pay the equity loan back, based on the value of your property at the time of resale.
You will need to pass eligibility and affordability assessments and be able to obtain a mortgage.
